Traditional Pembrokeshire cottage in the St Davids conservation area, designed by a famous local architect and built by a local builder only a few years ago, set in a high position in a very private and peaceful location with outstanding views over open country and Carn Llidi. Situated within the Pembrokeshire Coast National Park, an area of outstanding natural beauty and wildlife.

Situated to the west of the village city of St Davids, with its 12th century Cathedral, Hendre Ioan enjoys a quiet location only a short distance from the sea and the Pembrokeshire Coastal Path. The Pembrokeshire Coast has some of Britain's most spectacular coastal scenery and there are also some of the safest and cleanest beaches in Europe, which are ideal for tiny children and also for a wide variety of watersports including sailing, surfing, wind-surfing and sea angling.

Very large split level lounge and dining room with central fireplace and high ceilings, with large picture window giving outstanding views over open countryside and Carn Llidi. Full gas-fired Central Heating and coal effect gas fire in lounge. The spacious lounge, with high ceiling, is fully carpeted with easy chairs, colour TV; the picture window gives panoramic views over open moorland and Carn Llidi, with spectacular sunsets. The large dining room and lounge are open plan. The pine dining table and chairs are situated by the patio door to the conservatory in the dining area. Large lounge with plenty of comfortable armchairs, colour TV.

Large breakfast room and luxury fitted kitchen with built-in cooker, dishwasher, microwave, fridge & freezer, electric kettle, coffee machine and toaster.		All beds have quality interior sprung mattresses and bed-side lamps. All pillows and duvets have synthetic fillings. All mattresses and pillows are covered by washable ‘protectors’.

The garden is very private. A conservatory adjoins the lounge and a large patio area faces south to enjoy eating and drinking in sun or shade. Off-road parking for several cars. The cottage stands in its own attractive hedged garden, laid to lawn and terrace with patio table and chairs to enjoy a drink or snack at any time of day.

Hendre Ioan is fully carpeted throughout apart from the kitchen and bathroom. Two bathrooms with showers and additional cloakroom. Pool table in dining room. Utility room with washing machine and tumble dryer.

The cottage is redecorated throughout every year and thoroughly cleaned and checked prior to each occupation. There is no staircase, just wide treads between the dining room and lounge, so the cottage is very safe for children and elderly relatives. Cots and highchairs are available for babies and toddlers and a babysitting service. Equipment includes ample crockery, cutlery and cooking utensils. Other useful items are local OS maps and guide-books. A table size pool table is provided in the dining room.

WHERE TO FIND HENDRE IOAN
The continuing extension of the M4 westwards means that St Davids has become quicker and easier to reach. The M4, M50 and A40 are direct routes to Haverfordwest.

From either Haverfordwest or Fishguard take the A487 to St Davids and Lower Moor.
